How much does it cost to build a home?
Costs vary with site conditions, architecture, and performance goals. Most of our homes start around $215 per square foot. Because each project is fully custom and site-specific, we can provide a more accurate cost once design is underway.
What other costs are part of building a home?
There are many moving parts when building a custom home. Costs typically include architectural drawings, land purchase, interior design, and the build itself.
How long does it take to build a home?
Timelines typically range from 8 to 24 months from initial consultation to move-in. Site conditions, home size, municipal approvals, and design complexity all influence the schedule.
What fee structure does MILLHOUSE use?
We use a Fixed Fee Pass-Through structure. Our builder fee remains fixed unless the scope of work changes or increases. All actual construction costs are passed directly through to you.
Should a builder or an architect be hired first?
Both are essential, and we encourage collaboration from the start. We’re most effective when engaged early—whether before architect selection or during schematic design—so the design and budget can be refined together.
Should I design the house or buy the land first?
You can do either first, but we recommend purchasing the land first. Designing the home to fit the land is much easier than trying to make the land fit the home.
How do I get started looking for land?
We have a knowledgeable land broker on our team. Bringing us into the land search early helps you avoid unforeseen costs during construction and ensures you select the perfect property. Our team makes the entire process seamless.
How do I obtain a construction loan?
We work with two trusted lenders who specialize in one-time-close construction loans.
Can I purchase my land and build my home using one loan?
Yes. Get in touch with us and we’ll happily introduce you to our lenders.
How do I start?
